How the estimate works

Market value vs. agricultural use value

Without an exemption, your property is taxed based on its market value - what the land would sell for on the open market. With a 1-d-1 open space valuation, your land is instead assessed at its productive value - what it can generate from agricultural use, wildlife management, timber production, or beekeeping. This productivity value is dramatically lower, often $100-$300 per acre instead of thousands.

What affects your actual savings

  • Your specific tax rate depends on which school district, city, and special districts your property falls in
  • Market values vary significantly even within a county based on location, improvements, and access
  • Productivity values differ by land class and exemption type (cropland, pasture, timber, beekeeping, wildlife)
  • Some counties have additional exemptions or special provisions that affect the total bill

Getting a precise number

This estimator uses county averages to give you a ballpark figure. For your actual numbers, check your property's appraisal on your county appraisal district's website, or contact them directly. We link to every county's appraisal district on their county page.
