How the estimate works
Market value vs. agricultural use value
Without an exemption, your property is taxed based on its market value - what the land would sell for on the open market. With a 1-d-1 open space valuation, your land is instead assessed at its productive value - what it can generate from agricultural use, wildlife management, timber production, or beekeeping. This productivity value is dramatically lower, often $100-$300 per acre instead of thousands.
